Oh wow! (Been there, lived through that, singlehandedly ended a 7-year drought in California by having 17 leaks appear in our roof with our contractor's inadvertent help.) Have fun!
Yes, we may well be foolishly walking into the same thing ourselves. The realtor's handyman is going to come check our siding tomorrow and give us an estimate. I think if we do nothing else, we need to fix the exterior; otherwise the house just screams fixer, even though it really isn't, and I figure we lose $25,000 at the curb, plus some people won't even get out of their car.
